What is EIFS?

The system insulates the interior walls from weather and water. It does so by redirecting water away from the structure and into the substrate, where it can drain. It is the first line of defense of a building.

There are several components to EIFS, which include:

  • Base coat
  • Fiberglass mesh for reinforcement
  • Foam insulation
  • Finish coat

Together, these layers work to keep everything inside of the building dry.

How do our EIFS Inspections Work?

A Cliff Kapson inspector combines a thorough visual inspection with a variety of meters to detect any issues.

We begin by checking the entire system for visual problems. This gives us an idea of more problematic areas. Measurements taken by meters like the Tramex Wet Wall Detector follow the visual inspection. Which can detect the moisture content of a material through electrical impedance technology. However, since these meters are not always 100% accurate, users should couple them with an electrode or pin-type probe meter.

Pin-type meters use the principle of electrical resistance and allow the inspector to determine if there is excessive moisture.

It also provides the condition of the substrate and whether damage may have occurred in a specific location.

When working with any inspector, do not let them convince you that a thorough assessment of any EIF system can be done without some sort of invasive testing.

At minimum, moisture meters and probing into the substrate are needed to determine the status of the substrate. Sometimes, more invasive methods are needed. Like core samples, cuttings, and/or removal of the EIFS.
