The main purpose of our exterior insulation and finish system inspections is to assess water penetration issues that may be present and have them addressed. There are two types of Exterior Insulation and Finish Systems which include Barrier and Water-Managed. Barrier EIFS applications were before the year 2000 and water-managed EIFS was introduced around 1996.

Types of Exterior Insulation and Finish System Inspections

Some would argue that the barrier EIFS is inherently flawed as it makes no allowance for even incidental moisture to escape from behind the EIFS cladding because the design professional and/or general contractor is relying primarily on sealants to keep moisture from intruding and in fact all sealants will eventually fail.

A water-managed system came around in 1996 and eventually replaced barrier EIFS as a standard due to its ability to allow moisture to escape from behind the EIFS cladding. There are four basic parts that make up an Exterior Insulation and Finish System:

• Foam Insulation
• Base Coat
• Fiberglass mesh for reinforcement
• Finish Coat
