How to Identify Stucco and Dryvit Issues

Finding moisture penetration in an EIFS isn’t as simple as walking the property and finding holes. When stucco or dryvit is applied, it appears as if the system is fully enclosed, but because of that, issues can hide in plain sight. A small pin-point hole may have been missed during application or minor damage could have happened, leading to a point where moisture can leak into the structure with practically no visible evidence.

Fortunately, the experts at Cliff Kapson Consulting have years of experience finding these dryvit issues. We will evaluate the exterior of the EIFS for any points that we may believe moisture penetration may have occurred and thoroughly visually inspect the area for the tell-tale signs of leakage. If none is found, we go a step further and utilize penetration testing to obtain moisture readings, which will give us concrete evidence if the system has any flaws or issues. Do not be fooled – if an inspector tells you they don’t need to use penetration testing to verify the integrity of a Dryvit system, they are wrong.

If we identify any area behind the Dryvit that has moisture readings above 29% or we observe little to no resistance to probing in the case of dry-rot, we recommend removing the system entirely in the area and evaluating the structure itself. Readings between 21-29% can be remediated through proper containment and isolating points of moisture entry and we will give our recommendations. Anything below that 21% is considered acceptable in most cases.
