Benefits of a Stucco Inspection for a home

Stucco Inspection Report

Cliff Kapson Consulting Ltd offers inspections nationwide. Helping homeowners ensure their new home does not have any hidden issues. Inspections can be local to the client or across the country. Our team is ready to help clients make an informed decision.

We designed our stucco inspection protocol into two levels:

Level I

The inspector notes visual observations of the exterior of the structure that include, but are not limited to:

  • Visual evidence of efflorescence, mold, mildew, or other straining on the surface of the stucco
  • Visible cracking through the stucco
  • Presence of physical damage or any other visual irregularities
  • Visual inspection of the stucco for compliance to manufacturer and/or stucco standard installation details

These details include, but are not limited to:

  • Proper termination at grade and roof areas
  • Presence of proper weep screed, weep ropes or vents, and properly installed integrated flashing
  • Presence of proper kickout flashing
  • Window and door flashing
  • Proper slope and flashing of concrete sills at stucco transitions and/or stucco sills
  • Installation of appropriate backer rod and sealant around windows
  • Doors and all other stucco terminations with a dissimilar material
  • Presence of proper control joints and expansion joints where appropriate

All visual observations made at the time will be recorded with photographs and are accompanied by a narrative report.

Level II

A level two inspection includes all visual observations that are performed on a level I inspection but includes more details, like:

Sketch

Following the visual inspection, the inspector draws a sketch depicting an aerial view of the structure. Its detail will match the structure and its components as close as possible. The sketch is used to record any moisture readings taken later in the inspection. Moisture readings are transposed during the report writing and over-laid on to elevation photos.

Moisture Readings

Readings are collected with the use of tools to detect moisture intrusion, such as a penetrating probe meter. Probe readings are performed at the discretion of the inspector and are focused on all areas of potential moisture penetration. Which is outlined in the visual inspection.

After any stucco inspection is completed. Our inspector takes the gathered data and completes a thorough report that will ultimately go to the client.

The report includes every detail found through the inspection. Detailing any visual issues and moisture readings to inform the client of any potential issues.
