Barrier EIFS

Barrier EIFS is a component of external walls, and its purpose is to prevent moisture intrusion. Aside from preventing moisture, it is an important component for the energy efficiency and integrity in modern construction.

What is Barrier EIFS?

Barrier EIFS, or Exterior Insulation and Finish System, is a class of non-load bearing cladding system. It provides exterior walls with an insulated, water-resistance, finished surface in an integrated composite material system.

This system varies from other systems in its lack of internal drainage capabilities. The system relies on proper installation and sealed joints to prevent moisture intrusion.

Key Components

Advantages of Using Barrier EIFS

While this type of system has its downfalls, it also provides several advantages.

Energy Efficiency

The system’s insulation reduces the loss of heat and air conditioning because of its water resistance barrier, it prevents air leakage while preventing moisture intrusion.

Lightweight Nature

Because of its lightweight material, this type of EIFS is lower maintenance and resistant to rust, decay, and corrosion.

Durability and Longevity

This depends on installation and proper maintenance. But properly maintained Barrier EIFS can last 30-50 years.

Cost Effectiveness

Compared to other claddings, Barrier EIFS is a lower cost solution. Materials and installation are cheaper, and it provides two to three times the insulation power of brick.

Aesthetic Versatility

There are a wide range of options for colors that can be applied to the finish coat of the system. Providing the opportunity to match taste and style that is combined with functionality!

Applications for Barrier EIFS

Barrier EIFS’s versatile nature allows its use in a variety of applications.

Potential Issues

No system is perfect, and Barrier EIFS is no exception. Some common issues for this type of cladding are:

Moisture Management Issues

Because there is no drainage system built into Barrier EIFS, once there is moisture intrusion, it can lead to bigger issues. This results from cracks, damage, or wear. Where the system simply cannot effectively keep moisture away.

Vulnerability to Improper Maintenance

While the system is low maintenance. Building owners should take steps to ensure there are no developing issues.

Inspection of Barrier EIFS

All major manufacturers of EIFS, such as Senergy, Dryvit, Parex, and Sto, recommend regular maintenance and inspections of Barrier EIFS. They state the importance of inspecting the cladding to see if there are any problems developing. Note that visual inspections should not replace a qualified professional’s recommended inspection schedule.

Our Inspection Protocol

Cliff Kapson Consulting’s inspection services are established through knowledge gained through years of experience. By utilizing various standards and protocols developed by other industry experts, we deliver the most comprehensive inspections and reports available anywhere.

Our inspection begins with a thorough visual inspection. Where we check the cladding for any visual damage or irregularities. This means checking for efflorescence, cracking, damage, or wet spots.

Paired with a visual inspection, we also check the status of the system with more invasive testing. We do this by using meters like the Tramex Wet Wall Detector, which can detect moisture through electrical impedance technology. Because this type of meter is not 100% accurate, we couple these meters with an electrode or pin-type meter.

Do not let any inspector convince you that a thorough assessment of your cladding is possible without invasive testing. Sometimes, damage is not visible or apparent from the outside of a wall.

Maintenance Tips

Proper maintenance significantly improves the lifespan and performance of your EIFS. Here are some steps you can take to prevent damage:

Cleaning

Wet the area you intend to clean and lightly scrub it with a soft bristle brush. Use a non-acid or solvent based cleaner.

Caulking

Replace caulking every three years, or if the caulking has suffered damage or weathering.

Re-coating

The coat of your system is its most important line of defense. Keep an eye out for areas that may need to be touched up. It is also a great opportunity to give the walls a fresh coat of color.

Barrier EIFS FAQs

Is Barrier EIFS Suitable for all Climates?

While this type of EIFS is suitable for a variety of climates, its performance depends on proper design, installation, and maintenance.

It is particularly effective in moderate climates, where moisture management is less of a concern. In regions with heavy rainfall or high humidity, the system should receive careful attention to ensure sealing and moisture control to prevent water intrusion.

How Long does EIFS Barrier Last?

Properly installed and maintained EIFS can last 30-50 years or more.

What Happens if Barrier EIFS is Damaged?

Cracks, delamination, or dents should be addressed as soon as possible. Left unchecked, they can lead to issues like:

  • Moisture intrusion
  • Loss of insulation efficiency
  • A detraction from the building’s appearance
