Why do I need an EIFS Inspection?
Inspections of EIFS systems are invaluable to owners to remain informed on any potential issues and reducing cost of damage in the future. And with a Cliff Kapson EIFS inspection, you gain all the information you need. We provide in-depth details of any issues found within the cladding.
EIFS stands for Exterior Insulation and Finish System. Its purpose is to offer continuous insulation. Providing exterior walls with insulation and waterproofing in an integrated composite material system. These systems offer a variety of benefits, such as making buildings energy efficient and preventing moisture intrusion.
But, while these systems can work well for years, all sealants will eventually fail. Making regular inspections is an important step to building maintenance and prevention of extensive damage. It is important to note that water intrusion is a normal occurrence in all types of constructions. Including both residential and commercial buildings with brick, cedar, stone, aluminum, vinyl, and even water-managed EIFS.

Comprehensive EIFS Inspection and Report
All major EIFS manufacturers recommend regular EIFS inspection and maintenance. Our inspection services are well established over years of experience, and by utilizing various standards and protocols developed by other industry experts.
We recommend annual inspections for buildings clad with an ‘barrier’ EIF system. Other systems like water managed, or drainage EIF system and home clad with cultured stone, stucco, or thin brick should also receive periodic inspections. Though requirements vary depending on the geographical location.
For example, buildings in the Midwest experience an extreme weather cycle. With rain and sleet in the fall, snow, ice, and temperatures below 0°F in the winter, rain in the spring, and lots of sun, with temperatures over 90°F in the summer. These extremes can cause excessive structural movement, sealant joint failure, ice damming, flashing failure, and structural cracking.
Inspections comprise invasive and non-invasive methods. They include a visual inspection and a variety of measurements with tools to detect the moisture content of building components behind the exterior. One of these tools can detect moisture through electrical impedance technology. But because this type of meter is not 100% accurate, we couple it with an electrode or pin-type probe meter.
We transpose all the collected information into a detailed report that is delivered to the client. Within the report, clients can see information on the location, nature, and severity of any issues found. Centralizing everything the client needs to work with a contractor for repairs.
