What are Dryvit Inspections?

Dryvit inspections are a way for homeowners to ensure the exterior insulation of their home works as intended. Which is where an experienced inspector checks the status of the Dryvit and other operating structures of the outer cladding.

The main purpose is to check if there is any moisture penetration or any other issues.

But what is Dryvit?

In simple terms, it is the final outer coat on the walls that should prevent water intrusion. Dryvit itself is a brand of outsulation systems. People associate the named Dryvit with synthetic stucco much like ChapStick is used to describe lip balm.

Dryvit is applied to the outer part of a wall over systems like EIFS (External Insulation Finishing System). Together, they keep the walls and inner components of a building dry. By diverting any moisture away from the structure.

They are a critical component in making a building weather and waterproof.

How does Water Penetration Harm my Home?

Homes are sturdy, but if there is an excess of water or moisture, it can lead to health hazards and structural damage.

If the exterior cladding system of a home is not doing its job. Water gathers in places it shouldn’t, which eventually leads to wall discoloration, wet spots, rot, mold, leaks, and other issues.

Unchecked, water damage becomes a large issue. Leading to damage that requires a large amount of work and money to correct.

How our Inspections Work

We have established our Dryvit inspections through years of experience and extensive knowledge, using various standards and protocols developed by industry experts.

Some inspection methods are more invasive than others, but all are necessary for complete inspections. Our inspections include a thorough visual inspection followed by testing with various types of moisture meters to detect the moisture content of the building.

One of these meters is the Tramex Wet Wall Detector. Which can detect moisture through electrical impedance technology using the principle of electrical impedance of a material in proportion to its moisture content. Because this type of meter is not 100% accurate, we couple it with an electrode or pin type meter.

Pin type meters penetrate the sheathing and use the principle of electrical resistance. Which allows the inspector to determine if there is excessive moisture, the condition of the substrate, and if damage has occurred in a specific location.

All major manufacturers, like Dryvit, recommend regular inspections or maintenance. We recommend annual inspections of buildings clad with a Barrier EIF System.

Do NOT let any inspector convince you that a thorough assessment can be done without carrying out some form of probe or invasive testing. While visual inspections are a key procedure, it is necessary to pair them with the proper equipment and testing techniques.
